Amundi Real Estate acquires two offices in Madrid

Amundi Real Estate, on behalf of the funds it manages, has acquired Alcala 544 and 546, two office building developments in Madrid with a total area of 30,000 square meters (322,917 square feet), from BNP Paribas Immobilier Promotion IE and Therus Invest.

Designed by architectural firm Fenwick Iribarren, Alcala 544 and 546 will develop rental areas of 10,000 square meters (107,639 square feet) and 20,000 square meters (215,278 square feet), respectively, on six levels, surrounded by gardens and terraces. The two buildings will be LEED B+C Platinum certified on completion.

The Alcala 546 building is pre-leased to an AAA rated tenant, a world leader in the cosmetics industry, under a long-term lease. Its completion is scheduled for fourth quarter 2022.

The state-of-the-art building, acquired by Amundi Real Estate, is located on Calle Alcala, in front of the Torre Aria subway station. It meets the tenant’s demanding specifications in terms of ESG, user experience and employee well-being.

With collaborative work spaces, sweeping roof-top terraces facing the Quinte de Torre Arias Park, three separate food and beverage offerings, and capped service charges, Alcala 546 is a prime real estate development for the 21st century.
